If you’ve already had a floor coated and watched it lift, peel or crack, it wasn’t bad luck. Across Camden, Campbelltown, Penrith and the Hills District, the same four failures come up again and again.
After a drive your tyres can sit at 60°C or more. On a weak coating or a poorly prepared slab, that heat softens the surface and the tyre grips it as it cools. Next time you reverse out, it peels away in patches. Cheap water-based kits, and floors with oil or tyre-shine residue left underneath, fail this way most often.
Much of Western Sydney sits on reactive clay that swells and shrinks with the seasons, so slabs move and crack. When those cracks are simply coated over, they open up again and split the floor along the same line.
Acid etching is faster and cheaper than diamond grinding, so cut-price operators use it. It often leaves weak surface concrete and contamination behind, so the resin can't key in properly and the coating lets go far sooner than it should.
A number gets thrown over the phone without anyone looking at the slab. Cracks, oil contamination and an uneven surface all get discovered on day one, and the price climbs while your car sits in the driveway.
Nothing here is an upgrade or an optional extra. Diamond grinding, moisture testing and a polyaspartic topcoat are standard on every residential and commercial floor we install across Sydney.
A polyaspartic finish holds its bond at tyre temperature, so nothing lifts when you reverse out. It is also UV stable, which stops the yellowing you see on older epoxy in west-facing garages.
Each crack is opened with a diamond blade and filled with epoxy filler before any coating goes down, so the repair bonds into the slab instead of sitting on top of it.
The slab is mechanically ground back to open the concrete profile, then cracks and pitting are filled. It adds time to day one and it is the single reason a floor still looks right in year five.

Alfresco areas, patios, laundries and living rooms. Outdoor floors get a UV-stable topcoat so the colour doesn't yellow in full sun, and an anti-slip additive for wet weather. Indoors, a metallic or solid-colour finish gives you one seamless surface with no grout lines to scrub.
Shops, showrooms, workshops, warehouses and factory floors. At the inspection we look at what crosses the floor each day forklifts, pallet jacks, chemicals, wash-down and specify a system for that load, then put it in a written scope before anything is booked.

Price depends on four things: floor area, slab condition, the finish and the topcoat. Oil-soaked concrete, wide cracks or an old coating that has to be ground off all add preparation time. You get a fixed written price after a free inspection, so the number doesn't change once work starts.
Usually both. Epoxy bonds well to concrete and builds thickness, which makes it a good base coat. But standard epoxy discolours and chalks in direct sun, so garages that catch afternoon light, and any outdoor area, need a UV-stable topcoat such as polyaspartic. We choose the topcoat based on how much sun the floor gets.
Flake is the most forgiving. It hides dust, tyre marks and small slab flaws, which is why most garages get it. Metallic gives a glossy, marbled look for living areas and showrooms, but shows dust and fine scratches more. Solid colour suits workshops and commercial floors where you want a clean, even surface. We bring samples to the inspection.
A high-gloss coating can be slippery when wet. For alfresco areas, wash bays and commercial floors, an anti-slip additive is mixed into the topcoat to add grip. In Australia, wet slip resistance is rated under AS 4586 from P0 to P5, with P5 the grippiest. If your floor needs a specific rating for a workplace or council requirement, tell us before we quote.
Sometimes. If the old coating is still firmly bonded, it can be cleaned, degreased and sanded, then recoated. If it's peeling, bubbling or lifting at the edges, it has to be ground off back to bare concrete first, because a new coat will only be as strong as what's underneath. We check this at the inspection.
Yes. Cracks are cut open and filled before coating. One thing to know: much of Western and South-Western Sydney sits on reactive clay that moves with wet and dry seasons. If the slab keeps moving, a crack can reappear through any rigid coating. We'll tell you at the inspection if a crack looks active.
New concrete needs to cure before it can be coated, usually around four weeks, though the exact minimum depends on the product. Coating too early traps moisture under the finish. It's common in new estates around Camden and Campbelltown, so tell us when your slab was poured when you enquire.
It depends on the coating system and the weather, since coatings cure more slowly in cold conditions. Your quote states the exact times for your system.
Sweep regularly, and mop with warm water and a pH-neutral floor cleaner. Wipe up oil and brake fluid when you notice them. Avoid acidic cleaners and abrasive scrubbing pads, which dull the gloss over time. Put felt pads under heavy furniture and a mat under car jacks and stands.
A DIY floor can work well, but most failures come down to preparation, not the product. Cheap roll-on kits usually rely on acid etching or a quick clean, which rarely removes the weak surface layer of the concrete or old oil stains, so the coating lifts when hot tyres sit on it. If you're doing it yourself, hire a diamond grinder, degrease any stains properly and follow the product's temperature and recoat times. If the slab is cracked, oil-soaked or already has a failing coating, professional preparation is usually worth the cost.
